Bluewater Real Estate, located in Carteret County on the Southern Outer Banks of North Carolina, takes pride in being a full-service real estate company. Originally founded in 1986 as Bluewater Associates of Emerald Isle, Inc., the firm is locally owned and operated by Sherrell Futral and Woody Warren.

Bluewater Associates was originally formed as a land development company by five homebuilders. Its first project, appropriately named Bluewater Bay, was an oceanfront community completed in February 1986. This first development was an overnight success, with every one of its 85 lots selling in less than three hours. The marketing skills employed in that endeavor proved extremely successful, so successful that people actually camped five cold February nights outside the door before the actual sale date. Compelled by this success, Bluewater Associates’ owners built a Real Estate office, which remains at its present location at 200 Mangrove Drive in Emerald Isle, North Carolina.

Other Bluewater Associates projects include Bluewater Bay North, Bluewater Banks, Walnut Place, Cape Point, and Bluewater Cove. In addition to company-owned developments, Bluewater Associates’ sales associates have participated in marketing communities such as Magens Bay, Dolphin Ridge, Royall Oaks, Emerald Landing, Pointe Bogue, Mainsail, Cannonsgate, Morgan Creek Landing, The Shores at Spooners Creek, Silver Creek Townhomes, Oasis at Atlantic Beach, and most recently The Nautical Club in Indian Beach.

The Bluewater Real Estate sales department has two offices strategically located within the county. Sales office locations include Atlantic Beach and Emerald Isle. Under the direction of Woody Warren, Owner, and fellow Brokers-in Charge, Pat Copeland & Cathy Sheaffer, the 50+ highly trained, dedicated, and hard-working real estate professionals are consistently a top producing real estate sales team yearly according to the Crystal Coast Multiple Listing Service.

In the summer of 1993, Bluewater Associates launched a property management division. Bluewater leaped into the vacation rental business with just seven vacation home contracts. This branch’s productivity and exponential growth have helped Bluewater Real Estate become one of the larger vacation rental companies on the East Coast, managing nearly 1,000 vacation homes. The Bluewater Vacation Rentals’ property management division currently employs 105 professionals and includes linens, housekeeping, and maintenance.

Not forgetting their roots, the owners merged their construction companies to form Bluewater Builders in 1998. The company has constructed many of the Blue Pearl Homes that are found in Bluewater’s vacation rental division. Bluewater Builders’ homes are found exclusively in Bluewater Cove and many of the finest subdivisions in the county. Bluewater Builders has been selected as a premier builder in the exclusive Cannonsgate at Bogue Sound Community.

With the increased interest in pools and hot tubs in the coastal communities of North Carolina, we recognized the need for highly trained technicians to provide specialized services for our neighbors throughout the Crystal Coast. In 2005 our company grew further by offering Pool and Spa installation and maintenance with Bluewater Pools and Spas.

To round out the family, in 2012, we began offering insurance coverage for your home, automobile, and boat.
